WHY DO I NEED A HOME INSPECTION IN NEWARK? Reliable Home Inspectors are More Necessary Than Ever Home construction isn't what it used to be. There once was a time when builders used whatever time and resources necessary to construct a home correctly and do the job right. The primary motive was simply providing a quality house. Unfortunately for buyers today, that has changed. Today's motive is profit, scalability, and speed. Homes are built as fast as possible using the cheapest labor, subcontractors, and materials they can find. This leaves homeowners with, at best, an acceptable construction job. After inspecting properties in the Newark area for many years, builders who take pride and care about their jobs are becoming harder and harder to find. In general, the price you pay for a property incorporates additional costs to account for follow-up calls, complaints, or other problems noticed by the owner. Many homeowners lack the understanding to recognize common defects or identify potential problems with the construction of their home by the time the warranty ends, leaving the builder with extra money in their pocket. This also leaves you on the hook for expenses you may have never seen coming.
Township and Municipality Inspection New home buyers often assume that their new house has been thoroughly examined by a township or municipality inspector. Even though states require this, it is not the case in most instances. Those employed by a municipality are over-worked, underpaid, and many times under-qualified. It is not unheard of for 10-35 "home inspections" to occur in a single day. Including travel time and breaks, it is impossible to do an adequate job on certain properties ("Drive-By-Inspection"). With our experience in the industry and dedication to our craft, we perform a 3-4 hour evaluation that exceeds the quality standard of anyone else in the business.
TYPES OF HOME INSPECTIONS IN NEWARK End of Warranty Inspection The "11 month inspection" or "one-year inspection" is a time where homeowners can hold a builder accountable for any repairs, problems, or issues that have been found since the construction of a new home. This full inspection covers from foundation to flue and everything in between. When observing properties that are between 2 and 10 years old, we often find issues that should have been fixed before the end of the one-year warranty. Since the homeowner is unable to hold the builder responsible, the repairs and resulting expenses must come out of pocket. Many builders will not send a notice to alert the homeowner of an expiring warranty. We want to help find out what problems your home has NOW, so that the builder may be held responsible for them. Not only will we identify these issues, but we will document any items that may pose a risk for future problem and make you aware. Without an in-depth and timely end of warranty inspection, it is difficult if not impossible to hold a builder responsible after the one year mark. As interNACHI-certified professional home inspectors, it is disheartening to know that approximately 50% of homes are not build to acceptable standards. Call our team of dedicated home inspectors for your end of warranty checkup and ensure your residence is meeting the construction quality standards you deserve.
Pre-Purchase Inspection As prospective home buyers interested in putting an offer in on a home, pre-purchase inspections are one of the smartest ways to protect your investment. The timing allows for thorough examination of the readily-accessible areas of your home before you ever have ownership of the property. Any defects that could affect its safety, livability, or resale value are disclosed to you in our step-by-step comprehensive report. You need to know exactly what you are getting with the purchase of a home, and we can ensure your buying decision is backed with ease and confidence. Disaster Inspection There have been 115 hurricanes or tropical storms that have impacted the state of New Jersey. The resulting effects can be catastrophic to homes and structures, necessitating an inspector's evaluation. Unlike a typical home inspection that focuses on all accessible and visible aspects of the home, disaster inspection is focused on one thing: damage. These types of services are usually higher in cost considering the potential danger they present to the inspector evaluating the property.
Wood-Destroying Pests Inspection Home inspections specifically targeted to identify the presence of wood-destroying insects such as termites are a common recommendation when selling a home. In addition the the standard structural, electrical, and plumbing inspection, more insurance companies and lending institutions are requiring this step be taken before giving a mortgage to a potential home buyer. As a result, it is best to have a 'Wood Destroying Organism Report' (WDO) filed on the property. This WDO is performed at the service of an International Association of Certified Home Inspectors-certified professional with credentials for wood-destroying organism inspection. In order to become certified in this specialty, 70 hours of course training is required along with the successful completion of a 100-question written final exam. Once a visual inspection has taken place for a property, the written report (WDO form) is presented. It is important to note that a WDO will not act as a warranty, but is a good preventative measure nonetheless. Major structural areas within the home are often key vulnerabilities where special focus is given to ensure the presence or absence of the insects. Indications of present or past activity can be identified by in the structures themselves or wood debris left behind by the insects. Wooden structures that are commonly included in the inspection are areas such as wooden decks and porches. Areas of inspection must be visible, not requiring any dismantling of the house. Therefore, wall interiors, underneath carpets, and floor coverings are often not included unless additional fees are charged. Although termites tend to be the most common insect found - and are present in all U.S. states, the report will also include the presence or absence of powder post beetles, carpenter ants/bees, and old house borers.
Mold Inspection The most common reason mold is recognized in homes is because there is a visible growth on furniture, building materials, or other structures of the property. Unfortunately, visible growth is often the last sign in the completion of a mold life cycle. Mold inspections can be performed by a Indoor Air Consultant (IAC2)-Certified home inspector who has successfully completed a thorough 41-hour training course. As a result of this certification, a multitude of services can be performed for you from describing different types of mold to interpreting lab results and initiating mold remediation strategies. Ensure your home inspector is IAC2-Certified before completing a home mold inspection. In order for you to prevent mold from taking root in the house, it is imperative to prevent the most common causes of its growth. Indoors, the greatest factor that contributes to mold growth is moisture. The moisture content of the environment often must be altered in some way before mold can begin to exist. For example, when water is introduced to certain areas, homeowners will notice a musty or damp smell over time. This is a common indication that mold growth may be an issue. In addition, mold can present a number of health problems that manifest as runny noses, itchy eyes, or sneezing. Although these symptoms mirror the common environmental allergy, it has the potential to be much more serious. Other reactions may be even more serious and include breathing or respiratory changes such as asthma.
